Owners receive monthly statements, annual summaries and access to a live calendar they can block for personal use at any time. We manage cancellations, damage claims and insurance correspondence, and we handle difficult guests directly so that owners are never asked to arbitrate from a distance.
Housekeeping, Linen and Consumables
Trained housekeepers work to a written checklist covering every room, appliance and surface, with deeper cleans scheduled between seasons and after long stays. Linen and towels are supplied, laundered and replaced on a rotation that keeps everything matching and presentable, and consumables from soap to firewood are restocked automatically. Each visit ends with photographs filed against the property record, which settles disputes about damage quickly and fairly. Owners arriving for their own holiday find the house prepared to exactly the same standard as a paying guest would.
Maintenance, Repairs and Emergencies
Scheduled servicing of heating, water, electrics, alarms and appliances, plus seasonal work on roofs, gutters, drainage, gardens and exterior timber. Our own tradespeople handle most jobs directly, and trusted contractors cover the rest at rates negotiated across the whole portfolio. An emergency line runs day and night through the season: burst pipes, failed heating, storm damage and lost keys are attended within hours, made safe, and reported with photographs. Where flooding is a risk, we install and test barriers, move furniture in advance and monitor river levels on the owner's behalf.
Refurbishment and Interior Projects
Older waterfront houses often need work before they can earn properly. We survey the building, propose a staged plan with realistic costs, and manage the project from permissions to final clean: rewiring, damp treatment, insulation, kitchen and bathroom replacement, window restoration, painting and furnishing. Interiors are specified for durability as well as appearance, since holiday properties take heavy use. Every project is documented with a budget tracker the owner can read at a glance, and we advise honestly when a proposed improvement will not raise income enough to justify itself.
Caretaking for Private Owners
For owners who never let their property, we provide quiet custody: regular inspections with a written report, heating and ventilation management through winter, garden and terrace upkeep, post collection, delivery acceptance, snow clearance and preparation before each family visit. Vehicles and boats can be stored, serviced and made ready, and we arrange local services from window cleaning to chimney sweeping. The property is opened, aired, heated and stocked before arrival, and closed down properly afterwards so that nothing deteriorates during long empty months.
Purchase Advice and Owner Representation
Before buying on a quayside, it helps to know which side of the street floods, which building has a shared roof dispute and which street becomes a car park in August. We inspect properties on behalf of buyers, produce realistic income projections from our own data, review renovation costs, and attend negotiations and handovers where required. Existing owners can appoint us to represent them with municipalities, neighbours' associations and insurers. We charge a flat fee for this work, take no commission from sellers or agents, and put our reservations in writing when we have them.
