Quaystone Residences
Historic waterfront quarter seen across calm open water

First line · Open water · Wide horizons

Waterfront Apartments and Boutique Hotel Suites With Uninterrupted Panoramas

We manage a compact collection of first-line residences and small hotels where every window opens directly onto moving water. Floor-to-ceiling glazing, deep balconies above the quay, quiet interiors in stone, oak and linen, and layouts that place the bed, the desk and the bath within sight of the current. Stays range from a single night to several months, with daily housekeeping, private check-in, secure parking, fast connectivity and a concierge who arranges boat transfers, dinner reservations and morning deliveries. Sunrise over the embankment becomes part of the accommodation rather than an excursion.

About us

A Portfolio Built One Window at a Time

The collection started with a single upper-floor flat above a working quay, restored by a small team of architects, hoteliers and restorers who were tired of accommodation that faced away from the very view people travelled for. Rather than expanding quickly, we add properties only when the outlook, the light and the acoustics justify it, which is why the portfolio remains intentionally small and why every address is inspected in person across all four seasons before it is offered to guests.

Interiors follow one principle: nothing should compete with the water. Palettes stay in sand, clay and deep blue, furniture is low enough to keep sightlines open, and glazing is triple-layered so that traffic noise disappears while the horizon stays sharp. Kitchens are fully equipped for long stays, beds are dressed in heavy cotton, bathrooms hold rain showers and deep tubs, and technical details such as underfloor heating, blackout systems and filtered ventilation are maintained on a fixed service calendar.

Guests are looked after by a resident team rather than a call centre: the same people greet arrivals, arrange late suppers, book river shuttles and answer a message at midnight. We also work with owners who entrust their apartments to us, handling design consultation, licensing, upkeep and financial reporting so that each home stays in condition worthy of its position on the embankment.

Why Guests Return to the Waterline

Genuine First-Line Positions

Every address in the collection sits directly on the waterline, with no road, hedge or neighbouring block between the glazing and the current. That single condition is non-negotiable, and it is why listings are refused far more often than accepted. Upper floors are prioritised for their wider horizon, corner units for double aspect, and lower terraces for guests who prefer to hear the water rather than look down at it. Photographs are taken with standard lenses and without digital widening, so the panorama you see when booking is the panorama you wake up to, in the same season and from the same standing position inside the room.

Quiet Interiors Behind the Glass

Waterfront positions attract traffic, deliveries and evening crowds, so acoustic performance is treated as a core feature rather than an afterthought. Triple glazing, insulated reveals, heavy curtains, felt-backed flooring and soft-close joinery bring interior levels down to a hush even when the quay below is busy. Bedrooms are placed away from service cores, ventilation runs silently with filtered fresh air, and appliances are chosen from low-noise ranges. The result is a home where the balcony gives you the whole life of the river and the bedroom gives you complete silence, with a single sliding panel between the two.

Stays From One Night to One Season

The same apartment can be booked for a weekend, a working month or an entire season, with rates, cleaning frequency and service levels adjusted accordingly. Short stays include hotel-style linen changes and breakfast delivery; longer residencies switch to weekly housekeeping, laundry service, desk setup with dual screens and a dedicated storage cupboard. Contracts are written in plain language with transparent deposits, and extensions can usually be granted from within the same building if the original unit is committed. Guests relocating for work, treatment or family reasons appreciate being able to settle without renegotiating everything each month.

Resident Concierge, Not a Call Centre

Guests deal with people who live and work on the same embankment. The concierge desk arranges private arrival transfers, boat shuttles, restaurant tables with a view of the water, tickets for evening cruises, childcare, laundry and last-minute repairs, and it does so from local knowledge rather than a generic database. Requests arrive by phone, message or a note left at the desk, and answers come with real timing instead of vague promises. Because the team is small, preferences are remembered between visits: the same corner table, the same firm pillows, the same early coffee before a dawn departure.

Maintenance Handled Before You Notice

Buildings beside open water age faster: humidity works on joinery, salt and damp mark metal, glass needs constant attention. Rather than reacting to complaints, we run a scheduled programme of façade cleaning, seal replacement, heating checks, drainage inspection and appliance servicing, with every apartment fully reviewed between longer stays. Technicians are in-house, so a failed boiler or blocked drain is answered within hours rather than days, and a spare unit is kept free during peak months so that a guest can be moved immediately if anything cannot be resolved quickly. Comfort is protected by planning, not apology.

Transparent Pricing and Honest Availability

Quoted rates include cleaning, linen, utilities, connectivity and taxes, with any optional extra listed separately before payment. There are no resort fees, no surcharges introduced at check-in and no surprise charges after departure; the deposit is returned on a fixed timetable with an itemised statement if anything is deducted. Availability shown online is live rather than indicative, and when a preferred apartment is taken we say so and propose a genuine alternative with comparable outlook instead of quietly downgrading the view. Cancellation terms are moderate, clearly worded and applied consistently to every guest.

Services

What We Provide Along the Quay

Accommodation, hospitality and property management for guests and owners on the waterline.

Dining room with white walls, tall shutters and set tables

Panoramic Apartments and Studios

Self-contained homes from compact studios to three-bedroom corner residences, each with a full kitchen, dining space, washing machine, workspace and at least one outdoor terrace facing the water. Apartments are delivered ready to live in: cupboards stocked with staples, beds made in fresh linen, towels replaced daily or weekly by arrangement, and a printed guide to the neighbourhood left on the table. Contactless arrival is available at any hour, parking can be reserved in advance, and pets are welcome in designated buildings with bedding and bowls provided on request.

Boutique Hotel Rooms and Suites

For shorter visits, our small hotels offer serviced rooms and suites with the same waterline outlook and a fuller hospitality programme: daily housekeeping, evening turndown, breakfast served on the terrace or delivered to the room, and a lounge overlooking the embankment. Suites add separate sitting areas, deep soaking tubs and wider balconies suitable for a private dinner. Reception is staffed through the night, luggage can be stored before and after stays, and interconnecting rooms are available for families travelling together with children.

Extended Residency Programme

Guests staying a month or longer join a residency programme built around real life rather than tourism: reduced monthly rates, weekly housekeeping, laundry collection, a properly equipped desk with monitor and chair, dedicated storage, and assistance with local registration, deliveries and medical appointments. Utility costs stay included and predictable, and residents receive access to a quiet reading room and a small gym in participating buildings. Contracts allow extension or early release with clear notice periods, which suits relocations, sabbaticals and long professional assignments.

Concierge and Waterside Experiences

The concierge desk arranges private boat transfers, sunset cruises, rowing and paddling lessons, guided embankment walks, tickets for museums along the shoreline and tables at restaurants with genuine water views. Practical requests are handled with equal care: airport pickups, translation, courier collection, bicycle hire, grocery deliveries, babysitting and appointments with local specialists. Requests placed before arrival mean that a stocked fridge, a reserved table and a scheduled transfer are already waiting when the door opens, so the first evening is spent on the balcony rather than in queues.

Events, Meetings and Private Dining

Terraces, lounges and top-floor suites can be reserved for small gatherings: family celebrations, intimate receptions, board meetings and photo shoots that need a wide horizon in the background. We coordinate catering with nearby kitchens, arrange service staff, provide screens, sound and reliable connectivity for working sessions, and handle furniture layout, lighting and flowers. Capacity is deliberately limited so that events stay comfortable and neighbours remain undisturbed, and every booking includes a walkthrough beforehand plus a single contact person present throughout the evening.

Owner Management and Property Care

Owners of waterfront homes can place their property under full management: interior consultation and staging, professional photography, listing creation, dynamic pricing, guest vetting, key handling, cleaning, laundry, technical maintenance and monthly financial statements. We handle licensing paperwork, tax documentation and insurance coordination, and we maintain a condition log with photographs after every stay. Owners keep flexible personal usage windows, receive direct access to booking data, and can rely on the same technicians and housekeeping teams that serve our own portfolio year-round.
