Beach Apartments and Holiday Lets at the River Mouths

Where a river meets the sea you get two kinds of water within a few hundred metres: surf and open sand on one side, a warm shallow lagoon with no waves on the other. We let around ninety apartments and houses in four such places — studios above a promenade, family flats with two bathrooms, houses with a garden and a boat trailer space — and we manage them properly. Keys are handed over in person, listings describe what is actually there, and somebody local answers the phone if the boiler stops.

About us

A Letting Agency That Actually Visits the Flats

The business grew out of a complaint. One of our founders spent a fortnight in a rented flat that had been photographed with a very wide lens, cleaned badly and equipped with four forks, and could not reach anybody about it for three days. Everything we do is a reaction to that week: every property is inspected before it joins us and again twice a year, every photograph is taken with a standard lens, every listing states the real distance to the beach, and every guest has a local number that a person answers.

We work in four river-mouth towns because they suit families particularly well. The lagoon side gives shallow, warm, wave-free water where small children can swim safely and paddleboards can be used all day; the sea side gives surf, long walks and a proper beach. Both are within a few minutes of every property we let, which is why our summer bookings are dominated by families who return to the same flat year after year.

Owners get a service that is closer to property management than to listing: cleaning and linen, key handling, maintenance with our own technicians, inventory checks with photographs, licensing and tourist-tax filings, and a monthly statement. We manage rather than merely advertise, which is why we take on fewer properties than we are offered and why the same cleaners have worked with us for years.

Listings That Tell the Truth

Photographs are taken with a standard lens from where a person would stand, floor plans show the real room sizes, and the description states the actual walking distance to the beach, the number of stairs, whether there is a lift, how much noise the street carries in August and what the view from each window is. If a flat is dark in the afternoon or the second bedroom has no window, that is written in the listing. The result is very few complaints on arrival, which is worth more to us than a booking made on a misleading photograph.

Two Kinds of Water

The lagoon behind the sandbar is warm, shallow and wave-free, which makes it genuinely safe for small children and ideal for paddleboards, kayaks and swimming lessons. Two hundred metres away the open beach has surf, space and a horizon. Families with children of different ages can therefore use both within a single afternoon, and adults who want a long swim are not restricted to a crowded shallow bay. Every property we let is within a few minutes of both.

Keys Handed Over in Person

Somebody meets every arrival, shows the flat, explains the heating, the waste collection, the parking and the beach access, and hands over a printed guide with the numbers that matter. Late arrivals are expected rather than penalised. If something is wrong, it is dealt with the same evening rather than after an exchange of messages with a platform. Guests staying a second time can request the same welcome, which regular visitors invariably do.

Equipped for Real Stays

Kitchens have a full-sized oven, a sharp knife, enough pans and crockery for the number of beds plus two, a coffee maker and a washing machine. Bathrooms have a hairdryer and somewhere to hang wet swimwear. Every property holds beach towels, a parasol, a cool box, buckets and spades, a drying rack and a pump for inflatables. Cots, high chairs, stair gates and bed guards are free. These small things are the difference between a rented room and a place a family can live in for two weeks.

Long Stays Out of Season

From October to May the same apartments are let by the month at a fraction of the summer rate, with heating included, weekly cleaning available, a proper desk in several properties and fast connections throughout. Winter guests are mostly remote workers, writers and retired couples escaping colder places, and the towns stay open around them: the bakery, the fish market and two restaurants in each town trade all year. Extensions are usually possible in the same flat rather than requiring a move.

Owners Kept Informed

Owners receive a monthly statement listing every booking, payout and expense with receipts attached, plus photographs after each departure and a maintenance log for the property. Our commission is a single published percentage covering letting, guest handling and coordination; maintenance is billed at agreed rates with materials at cost and no hidden margin. Personal use can be blocked at any time through a live calendar, and the arrangement can be ended with two months' notice and a complete handover file.

Sea-View Apartments

Studios and one- to three-bedroom flats with balconies facing the beach or the lagoon, most of them within two hundred metres of sand. All include linen, towels, beach equipment, wi-fi and a parking space or a permit. Cleaning frequency is chosen at booking, and mid-stay changes can be added. Every listing states the floor, the lift situation, the aspect and how much street noise to expect, so nobody arrives to a surprise.

Family Houses and Larger Lets

Houses sleeping six to twelve with gardens, terraces, outdoor showers, space for a boat trailer and, in four cases, a private pool. These suit two families travelling together or a group of friends, and they are arranged so that each household has its own bathroom. Cots, high chairs, extra beds and garden furniture are provided. Larger properties can be booked from four nights outside the peak weeks and by the week in July and August.

Long Stays and Winter Lets

Monthly rates from October to May including heating, water, electricity and connection, with weekly cleaning and linen available, a working desk and chair, and help with anything the town requires — a doctor, a bank, a language class or a bicycle repair. Several properties are set aside specifically for long stays and are furnished accordingly, with proper storage and a comfortable place to work rather than a holiday layout.

Arrival Extras and Local Help

A stocked fridge on arrival day, bread delivered each morning, a cook for one evening, airport transfers, car or bicycle hire, surf lessons, paddleboard delivery to the lagoon, babysitting and a cleaner for a mid-stay tidy can all be arranged in advance and appear on a single invoice. We take no commission from the local businesses we book, so the price you pay is the price they charge, and we will happily recommend the ones we use ourselves.

Full Property Management

For owners: photography and listing creation, pricing, enquiry handling and vetting, contracts and deposits, key handling, cleaning and linen, inventory checks with photographs, maintenance by our own technicians, licensing and tourist-tax filings, and a monthly financial statement. Owners keep a live calendar for personal use and receive an annual summary formatted for their accountant. We inspect every property twice a year and tell owners plainly what needs replacing.

Purchase and Refurbishment Advice

Before buying in a coastal town it helps to know which streets flood in a storm surge, which buildings have a licence for tourist letting, what a community charge really covers and how many weeks a flat in that position will actually let. We inspect on behalf of buyers, produce income projections from our own booking data rather than regional averages, and manage refurbishment projects from permissions to furnishing. Advice is charged as a flat fee with no commission from sellers.
